Preventive maintenance costs a fraction of an emergency repair, and it's the single best way to keep a door running smoothly for years.
We treat maintenance visits with the same thoroughness as a diagnostic repair call.
A door that doesn't hold steady when lifted manually is a sign of spring wear worth addressing before it fails.
Loose hardware and dry moving parts are two of the most common causes of premature wear we catch during maintenance.
We provide the same level of documentation on a maintenance visit as we would on a repair.
Each service below is handled by a technician trained specifically for this kind of repair, not a generalist guessing at it.
Seasonal tune-ups address the wear patterns specific to temperature swings and humidity changes throughout the year.
We verify spring balance with the opener disconnected, then adjust opener force and limit settings to match.
We torque-check every accessible fastener and inspect brackets for early signs of fatigue.
Springs, hinges, rollers, and track get lubricated with the correct product for each component, not a one-size-fits-all spray.
When a part is close to end of life, we'll recommend proactive replacement during a scheduled visit rather than waiting for a breakdown.

Technicians arrive with lubrication supplies and common replacement parts in case something needs immediate attention.
You'll see a written summary of findings before agreeing to any additional work.
Maintenance completed, door tested, and a written condition report provided before we leave.
“Tune-up caught a fraying cable before it snapped. Cheaper than the emergency call it would've turned into.”
“Appreciated the written report showing exactly what was checked and what's in good shape.”
“Been getting the seasonal tune-up for three years now and haven't had a single breakdown.”
Annual maintenance is the minimum; twice a year is better for doors used multiple times daily.
We check springs, cables, rollers, hinges, track, and opener function, then lubricate and tighten as needed.
Maintenance can't stop natural wear entirely, but it identifies springs nearing end of life so you can replace proactively.
Preventive visits typically cost far less than the emergency repair they help you avoid.
The base tune-up cost is fixed; any recommended repair beyond that is quoted separately before work begins.
Any issue found gets documented in the written report along with a clear cost estimate.
